Security Deposits
When renting an apartment from Chelsmore Apartments, a security deposit equal to one month's rent is required. This deposit is held to cover any damages beyond normal wear and tear that may occur during your tenancy.
The security deposit is not rent payment and cannot be applied to your last month's rent. It is a separate payment designed to protect both the tenant and landlord.
Cancellation Policy
For short-term rentals (1-3 months), the following cancellation policy applies:
- Cancellation 30+ days prior to check-in date: Full refund minus a $250 administrative fee
- Cancellation 15-29 days prior to check-in date: 50% refund of the deposit
- Cancellation 0-14 days prior to check-in date: No refund
For long-term rentals (4+ months), the cancellation policy is outlined in your lease agreement. Please refer to your specific lease terms for detailed information.
Security Deposit Return
Your security deposit will be returned to you within 30 days after you have vacated the apartment, provided the following conditions are met:
- All terms of the lease agreement have been met
- No damage to the property beyond normal wear and tear
- The entire apartment has been cleaned, including all appliances
- No unpaid late charges or rent
- All keys and building passes have been returned
- All debris, rubbish, and personal items have been removed
- A forwarding address has been provided
If deductions are required from your security deposit, you will receive an itemized list of these deductions along with the remaining balance of your deposit.
Dispute Resolution
If you disagree with any deductions made from your security deposit, please contact our office in writing within 10 days of receiving your deposit settlement. We will thoroughly review your dispute and respond accordingly.
Should we be unable to resolve the dispute directly, the matter may be referred to mediation services as specified in your lease agreement.
